DO YOU ALLOW PETS? 

Cats & dogs welcome (maximum 2).

$300.00 Non-refundable Pet Fee (Not Deposit) per pet.  $50.00 per month per pet.  

Aggressive Breeds must be approved in writing by City of Newaygo.



WHAT LEASE TERMS ARE AVAILABLE?

12 month leases are offered; 6 month lease offered for $25.00 extra per month; month to month lease option not offered for initial lease but can be offered at the end of a lease for $50.00 extra per month.



HOW MUCH IS THE SECURITY DEPOSIT?

Equal to one month’s rent. A full security deposit is required to hold a specific unit. Lease and rent must start as soon as unit is ready for occupancy.



WHAT IS THE APPLICATION PROCESS?

$50.00 per person, all adults 18 or older must apply. Applications will not be processed without the fee. Credit cards not accepted in office, but online only.


  • Other items that will be needed prior to approval:
  • If income must be at least 2 times more than rent
  • At least two check stubs or other form of income
  • Picture ID for all adults over age of 18
  • Landlord references that must be verifiable
  • If applying with another prospective tenant, group application cannot be processed completely until they have applied.
  • All prospective residents are required to Meet or exceed guidelines set by our Management Policy.
  • Communication with applicant is required before pre-approval.



WHEN IS RENT DUE?

Rent is due on the 1st of the month. A $25 late fee is assessed for payments after the 3rd, and another $25 five days after that date.



HOW CAN I PAY RENT?

You can pay rent via your Resident Portal and have options to schedule automatic payments with a credit card (fee) or bank account (no fee). Check or money orders are accepted at the office. Cash is not accepted.



HOW DO I ENTER A MAINTENANCE REQUEST?

Maintenance requests can be entered online via your Resident Portal or by calling 231-720-0261.



DOES MY RENT INCLUDE UTILITIES?

1 bedroom Aspen and 2 Bedroom Birch units, the tenant is responsible for electric. Heat is gas.

2 Bedroom Spruce and 3 Bedroom Willow tenants are responsible for gas, heat, and electric.

Water, sewer, trash removal, lawn maintenance are provided by Pine Lake Village Apartments. Phone, internet, and cable are tenant responsibility. No satellite dishes allowed.



IS LAUNDRY INCLUDED?

Aspen and Birch Layouts have laundry rooms.  Coin operated and smart phone. 

Spruce and Willow have an option to rent laundry (electric) for $50.00/month. 



IS THERE A CHARGE FOR A GARAGE?

If available, garages are $50.00/month.



WHAT IS THE SMOKING POLICY?

Pine Lake Village is a Smoke-Free property. There is no smoking in the apartments, common areas, or the entire property.
